What changes the price (genuinely)
Volume
The biggest factor. We price by cubic yards going into the truck. A cluttered 1-bed can cost more than an empty 3-bed.
Heavy items
Pianos, safes, cast-iron baths, sheds with concrete bases — these add £50–£200 because of the lift, not the volume.
Access
Upper floor with no lift, narrow approach, no parking within 30m — adds time, sometimes a second crew member.
Hazardous waste
Asbestos, paint thinners, gas bottles, clinical waste — these need separate disposal routes and cost extra. We flag this on the quote, not on the day.
What shouldn't change the price
Stair carries (included as standard, no per-flight surcharge)
Parking permits (we manage and absorb)
VAT (always included in the quoted figure)
Disposal weight (we price the job, not the tonnage)

You are legally liable for waste removed from your property under the Environmental Protection Act 1990, even after a third party takes it. Fines start at £400 fixed-penalty and run to £50,000+.
