Full and part property clearance

A house clearance can mean emptying every room or removing only contents that are no longer needed. Tell us which version you require before choosing a property package. Include kitchens, bedrooms and living rooms, but also photograph a loft, garage or shed if these are part of the job. The team quotes the agreed scope rather than assuming every space at the address is included. We do the loading and removal, leaving floors swept afterwards. Belongings that are being retained should be identified before the work starts so instructions are clear.

House clearance prices: £POA

Property clearances are £POA. The assessment considers the rooms, stored contents, items to keep and access route. Send photographs of every area included in the work or arrange a free site visit. Full and part clearances are assessed individually rather than priced by bedroom count. The written quote covers the agreed loading, transport and licensed disposal. Confirm the scope and collection date with the team before work begins.

Flats and selected rooms

Property clearances are £POA. The team checks all rooms, contents and access together, including selected rooms and outbuildings, before confirming the agreed work in writing.

Probate and sensitive clearances

Our existing probate service works with families, executors and solicitors. Personal photographs, paperwork, jewellery and keepsakes can be set aside for review before anything is removed. If relatives need more time to choose belongings, discuss staged clearance. We can agree key collection, progress photographs and key return when the family cannot attend. Estate invoicing is available through the probate service. Explain who may authorise the work and which contact should receive updates. That keeps the clearance separate from decisions about possessions the family has not yet agreed to release.

Tenancy handovers and moving home

End-of-tenancy clearance can involve a full flat, selected rooms or unwanted furniture remaining at a rented property. Give us the handover date and identify who has authorised removal. Landlords, tenants and agents may have different roles, so agree one clear set of instructions. For downsizing, separate the furniture that is moving from the contents being collected. Completion photographs are available on request. If the agreed waste changes before collection, send updated images so the written quote can be checked rather than treating extra rooms or bags as automatically covered by the earlier price.

Access and your local clearance page

The crew needs practical access details as well as room photos. Show a narrow passage, steps or the entrance to an upstairs property. Explain where the vehicle can stop and whether another person will provide entry. Local pages below cover Southend-on-Sea, Leigh-on-Sea, Westcliff-on-Sea, Rayleigh, Benfleet and Rochford. Those pages give relevant local access guidance, but the address still needs its own assessment. You do not need to lift all the contents into the road yourself. Loading is included in the agreed clearance, with an appropriate vehicle arranged after the scope is checked.

Reuse, disposal and the written record

Suitable furniture and household contents are directed towards donation where possible, with other materials using recycling and licensed disposal routes. Not every item can be reused, so describe condition if you want to discuss donation. Clear It holds Upper Tier Waste Carrier licence CBDU631149 and £5m public liability insurance. A waste transfer note is provided, and probate or tenancy records can include a certificate of disposal and completion photos on request. Specialist cleaning or repair work should be discussed separately rather than assumed to be included in the contents-removal quote. Confirm the date with the team after assessment.
