Step 1: the first call
Most probate jobs start with a call from an executor, solicitor or family member who lives outside the area. We ask about the property size, whether anything needs to be kept or valued, and the date the property needs to be ready. If you are coordinating from a distance, everything can be done by phone, email and WhatsApp.
For larger Southend properties we offer a free site visit, usually within 24 hours, and we can hold a slot once the completion date is confirmed — useful when everything depends on a grant of probate or a completion deadline.
Step 2: valuation and keepsakes first
Clearance comes after valuation. If the estate needs items valued, that happens before we start, and anything the family wants to keep is set aside and listed. We do not buy contents ourselves — if something looks valuable we flag it and leave it for the valuer.
Once the valuer has been and keepsakes are out, the clearance can run without anyone worrying about what went where.
Step 3: the clearance itself
A uniformed crew arrives in liveried vehicles, protects floors and doorways, and clears every room — plus loft, garage, shed and garden where needed — finishing broom-clean and ready for hand-over. Every room, loft, garage, shed and garden the job covers is emptied in a single visit rather than several bookings.
Costs follow our standard published ladder: from £549 for a studio or one-bed, £929 for a two-bed, £1,309 for a three-bed and up to £2,449 for a six-bed, fixed in writing before we start. The probate extras — certificate of disposal, itemised lists, completion photos — are free on probate jobs.
Step 4: the paperwork the estate needs
Every job closes with a written waste transfer note, and on probate work a certificate of disposal for the estate file plus an itemised list of what was donated or recycled. We can invoice the firm or the estate directly rather than the household, and send completion photos so nobody has to take the property's state on trust.
The paperwork matters: liability for fly-tipped waste follows the householder, so a licensed carrier (CBDU631149, Environment Agency) and a transfer note are what protect the executor personally.
