What does a house clearance cost in Southend?

A straight answer to the cost question: what Southend clearances really cost, what the price includes, and the checks that keep you safe when comparing quotes.

The short answer

For a full property in Southend-on-Sea, you are looking at £549 for a studio or one-bed at the bottom of the ladder, £929 for a two-bed, £1,309 for a three-bed and up to £2,449 for a six-bed. Those are our published starting prices, fixed in writing before anyone lifts anything.

What the price actually buys

Every quote includes two crew, all the lifting and carrying from wherever the items sit (including upper floors — stairs are not an extra), transport, sweep up, and licensed disposal at a permitted transfer station. You also get a written waste transfer note, which is your proof the waste left your name legally.

Before anything is tipped, usable furniture is offered to local Southend charities, and metals, electricals and recyclables are separated. There is no skip permit to buy and no hourly rate ticking over while the crew works.

What pushes the price up — and what doesn't

Volume is the big one: how much space the waste fills. Access matters too — a ground-floor flat in Prittlewell loads faster than a third-floor flat with no lift. A handful of items carry separate disposal charges because the law requires it: fridges, mattresses, TVs and upholstered furniture are the usual ones.

What shouldn't move the price: stairs, parking on the drive, a quote given from photos, or the job taking longer than expected on the day. If a quote creeps upwards after you have agreed it, that is a company problem, not a clearance problem.

Comparing quotes without getting burned

Ask every company the same three questions: are you a registered waste carrier (and what is the licence number — ours is CBDU631149 with the Environment Agency), is the price fixed in writing, and is VAT included. A suspiciously cheap quote for a full property usually means the disposal cost has been pocketed and the waste will be fly-tipped — and legally, if it is traced back, that lands on you, not them.
