Clear after valuation, not before
If the estate may need a valuation for probate, get that done first. Once the valuer has been and any items the family wants have been removed or listed, the clearance can go ahead without anyone worrying about what went where.
The paperwork you should end up with
Ask any clearance firm for two things: their waste carrier registration and a written record of disposal. Ours is Upper Tier licence CBDU631149 with the Environment Agency, and every job closes with a waste transfer note plus, on probate work, a certificate of disposal for the estate file.
That paperwork matters because liability for fly-tipped waste follows the householder, not just the person who dumped it. A licensed carrier and a transfer note protect the executor.
How the day runs
A uniformed crew arrives in liveried vehicles — no unmarked vans on the street. Floors and doorways are protected, anything set aside is kept separate, and the rest is loaded, sorted and either donated, recycled or tipped at a permitted site. We finish broom-clean and send photos if you cannot be there.
Prices follow our standard property ladder: from £549 for a studio or one-bed, £929 for a two-bed and £1,309 for a three-bed, fixed in writing before we start.
